A collaborative network to identify properties, accommodation facilities, heritage complexes and development projects in line with the Cortalis method.
Cortalis can develop a network of external partners aimed at identifying real estate, accommodation, commercial or development opportunities that are potentially compatible with its own real estate and design activities.
The network is exclusively collaborative, commercial and informational in nature. Its aim is to promote the enhancement of properties, owners, operators and projects that may be assessed by Cortalis through an orderly, documented process consistent with its corporate purpose.
Objectives of the network
The Cortalis network of representatives was created to establish a structured channel for the collection, preliminary assessment and transmission of property opportunities. Representatives do not sell products, promote financial instruments or raise capital: they identify properties, contacts or situations that may be compatible with Cortalis's business.

- facilitate contact between Cortalis and owners, operators or parties interested in the development of the property, without conducting unauthorised negotiations;

Training on Cortalis methods
Joining the network involves an induction and training programme on Cortalis' operational criteria, ensuring that every lead is submitted in an orderly, correct and useful manner for preliminary assessment.

- criteria for the initial analysis of the property: location, intended use, condition, ownership, critical issues and potential;
- recommended minimum documentation: land registry extracts, floor plans, photographs, description, status of permits, contracts, any known debts or easements;
- identification of red flags: disputes, planning violations, easements, debts, squatting, documentary or management irregularities;
- rules regarding confidentiality, privacy protection, traceability, accuracy of information and management of conflicts of interest;
- methods for submitting the report form and available documents.
Collaborative structure
The collaboration is based on a simple, controlled process: the reporter identifies the opportunity, Cortalis carries out an initial internal assessment and, if the property is found to be compliant, initiates in-depth investigations with the support of relevant professionals.
- Reporter · identifies the opportunity and submits preliminary information that is truthful, organised and not misleading;
- Cortalis · assesses the property's suitability within its real estate, operational and project scope;
- Accredited professionals · intervene, where necessary, to carry out technical, legal, tax, notarial, administrative or expert assessments;
- Owner or counterparty · retains control over their own decisions and any agreements negotiated with Cortalis or other interested parties;
- Written agreement · any significant collaboration, remuneration, commission or reimbursement must be the subject of a specific written agreement.
Key rules for the referrer
- Do not present yourself as a representative, agent, proxy or representative of Cortalis without written authorisation;
- do not make commitments, give promises, provide guarantees or enter into obligations in the name of or on behalf of Cortalis;
- do not collect sums, advances, capital or financial mandates from third parties;
- do not promote financial products, investment instruments, bonds, tokens, returns or fundraising;
- do not carry out activities reserved for credit brokers, financial agents, financial advisers, intermediaries or entities subject to supervision;
- not to carry out real estate brokerage activities, unless duly authorised and under a separate written mandate;
- to respect confidentiality, privacy, fairness, the traceability of communications and the accuracy of the information transmitted.
Clause regarding the prohibition of unauthorised estate agency activities
Remuneration, commissions and reimbursements
No remuneration, commission, reimbursement or follow-up fee is payable to the referrer in the absence of a prior written agreement with Cortalis. Any remuneration must be structured in accordance with applicable legislation, taking into account the nature of the activity carried out and any authorisations required.
Confidentiality and data transmission
The referrer undertakes to provide Cortalis exclusively with information and documents obtained lawfully, in compliance with applicable legislation on the protection of personal data, confidentiality and fair trading. Cortalis may process the data received solely for the purposes of a preliminary assessment of the asset or project, in accordance with its privacy policy.
Registration procedure
- application by the whistleblower, including profile, experience, geographical area and sectors of interest;
- Preliminary verification of the profile and the absence of any obvious conflicts of interest;
- acceptance of the operating rules and the due diligence clause;
- training on Cortalis methods and minimum referral criteria;
- signing of a referral agreement, confidentiality agreement, privacy protection agreement and, where applicable, a remuneration agreement;
- use of a standard form for each opportunity referred.
Recommended form for applications
- surname, first name, company, role, email address and telephone number;
- geographical area of activity;
- sector of expertise: property, hospitality, technical, commercial, development, other;
- type of properties usually dealt with;
- any professional qualifications or membership of professional bodies, if applicable;
- a declaration confirming that there are no unauthorised powers of representation;
- acknowledgement of the privacy policy;
- a declaration confirming the lawful availability of any information and documents provided;
- acceptance of the rules regarding confidentiality, the accuracy of information and the non-disclosure of confidential information.
